Upgrades: The hot water heater was replaced with a new Rheem water heater in 2014. The A/C is also fairly new since it was installed in 2010. We are including the washer and dryer, which are newer (2014). The garage door was refurbished in (2016) with new nylon rollers and springs. The A/C unit was upgraded with a head pressure controller to prevent damage if it came on during winter months when the outside temperature is low in 2016. Receipts available for all the upgrades. The entire road was recently redone last year completely by the HOA and they are planning to do the roof and gutters. The HOA fee includes all this plus grass cutting, all exterior maintenance, pressure washing, streetlights, and snow removal. It is a very safe and nice neighborhood. There is no special assessment on the roof since it is included already. The HOA fee also includes insurance for the building. We ensure only our contents and interior only.
